There is strict entry criteria in order for investors to receive our weekly land and property list. The registration process starts with an initial consultation with one of our property buying experts. This is to clearly understand the vendors requirements in regards to type of property, location and price.
We then require all investors to show proof of funds in the form of an up to date bank statement. The majority of our vendors require a fast transaction and the only way to complete quickly is using cash, or cash and bridging. We can arrange a bridging loan if required.
When a property becomes available that matches their requirements, the investor will contacted and be required to pay £1000 reservation fee (this is non-refundable unless the vendor stops the sale).
If the investor is unable to exchange within 4 weeks they will lose the reservation fee and be removed from our waiting list. We don’t accept tyre kickers!
For those investors that are in a position to exchange quickly, they will receive land and property that is off the market and typically these land and properties are discounted. Where the vendor requires full market value, there is often an opportunity to add value to the land/property. This is typically applying for planning permission or refurbishing the property.
Our company strategy is Win Win. We want both the vendor and the buyer to win, that’s how we make our money.
If either the vendor or buyer does not feel like they are winning, then the transaction will fall through, if that happens we have not done our job properly and won’t make any money.
